I do some work on my own, usually small stuff like a new deck, or adding a room or two. I’m sitting at a table with a husband and wife to discuss design options for a new master suite over the existing garage. There was no easy was to connect the new second floor with the existing stair.The way the husband thought it should be done was dumb (mine was far superior but what do I know). To get from the master suite to the kids rooms in his plan added a second stair to the back of the house so you would have to go down the stair through the entire first floor and back up the original stair to get to the the kids rooms. Mine plan added to the existing stair adding a run from the existing half way landing so you go down half a flight and back up half a flight. The wife did not like the degree of separation from her kids that existed in her husband’s plan. His solution then was to add a door from their bedroom to the son’s bedroom. Her response to that was “thats too close, do you think your ever gunna get lucky again if we have a door straight to our sons room?” I’m sitting there trying not to laugh but also hoping I dont have to intervene in a domestic dispute as things were already getting heated. I suggested they discuss it for a few days and get back to me and got the F outta there.

The logistics of “relations" is not to be underestimated when there are kids in the house. Adjoining rooms are bad and door locks are good.

Hey you dumbasses, spend the $10-15k you are going to on a new bedroom & put a down payment on another house that does work for you, say maybe a ranch with a full basement.
Then you’d be out of a job and we don’t want that either.
Here is my proposal, keep your landing idea with stairs on each side. Need to get to the kids room fast? We’ll add a zip line so you can zip right across and not use the steps.

1. I’m laughing at the possibility of adding a room or two falling under “small stuff”. Unless you do that for a living, and then sure, okay.
2. The children are obviously the issue in this equation.

Right, because selling a house, buying another, moving, dealing with kids and probably changing their schools is SO easy!
Also, 10-15k ... HAHAHAHAHA!!!!
That said, as I look around at all the crap I still need to do to my house after already dumping tens of thousands into it ... I’d really like to just move. The thing that stops me, is the knowledge of the fact that all houses suck and need a constant flow of money pumped into them. I kinda miss being a renter.

1. in my office, i’m working on a addition to a hotel, transforming an old office building into lofts, and an 16 unit condo building. at my old job I drew houses that were 3000-8000 sq ft.
2. what the husband wanted to do was dumb expensive and dumb. she at least wants to be able to hear the kids i the call for her but she doesn’t want to be able to hear them snore.
3. i’m like 90% on my way to being an architect. you dont need to be a licensed architect for smaller projects. I was a carpernters assistant in college for beer money and during the recession. We’ll see what kind of an Audi mechanic I am after this weekend.

what he was looking to do was about $80k, probably could have moved to a house the size he wanted.

1. I’m the person that owns the condo building but doesn’t do the work, so good on you. Drawing houses = stuff people pay money for.
2. Husbands are you usually the dumb ones. Unless there’s two, and the one is still the dumb one.
3. Woohoo, go be an architect and a mechanic.

Try owning 2 houses. Actually don’t. I wouldn’t wish that on anyone.
My thing was if you are getting into a heated argument over how to remodel the house. The house may not be working for you. I’m not saying it’s easy to up & move, but why hire a designer if you veto their advice?
I just put $8,000 into my house, and $9,000 into a rental the last 2 years. I would have done things differently 10 years ago. ( bought a different first house).

There’s always going to be arguments about designs or moving. I’m sure logic (and the wife) will prevail.
Also, I’d rather slam my junk Ina sliding glass door, than own two houses.

We have notified the renters of our intentions to sell the house.
Another bit of advice, don’t rent to family. No good will come of it.
These are all lessons I am learning the hard way.

I’ve been working at a new office the last few months and am finally making OK money haha. I’ve taken one, but have an aggressive schedule to get’m done soon. Signing up for another about 3 weeks from now. I’m a bit distracted because of some side work I’ve been doing, but I’m hoping to get 5 done before new years.

we do some renovations to nursing homes but i’m not really involved in that. I’m working on an addition to a hotel, some condo developments and turning a 5 story office building into condos/lofts
